Not all conveyancers are the same

We pride ourselves on being efficient, swift, approachable and good value for money – but we would, wouldn’t we? Anyway, that’s what they all say but, contrary to widely-held assumptions, not all firms offer the same standard of service or value for money.  How can you actually tell what a particular firm is like before you commit to them?

First, take a look at their website – assuming they have one. However, bear in mind that even the most impressive website is likely to be as much the result of the designer’s skills as the firm’s own philosophy; and them putting a lot of work into building their own website does not mean they will put a lot of effort into their work for you.

What else can you do?

Speak to them. If you are phoning round for quotes, don’t settle just for getting the quote, but ask some relevant questions. Select those that are relevant from the suggestions below, and add some of your own –

  • What do you charge?
  • What work does this cover?
  • Is this charge based on the value of the property I am buying or selling or on the work involved?
  • If based on the value, why?
  • Will there be any hidden extras?
  • When do we have to pay? Do we have to pay anything up front?
  • Can we see your terms of business?
  • Who will be looking after me?
  • How often will we need to meet?
  • Where do we meet?
  • Do we have to book appointments to meet?
  • Are you open at weekends/in the evening?
  • Do you guarantee your work?
  • What has to be done before you can start work for us?
  • What else will we have to do during the process?
  • What if I am not happy with your service?
  • Do you have a website?
  • Can we get online updates from it?
  • Will you deal with us by email (or text) if we want?
  • Do you have client testimonials we can see? Are they genuine?
  • What other legal matters should we think about dealing with during the conveyancing process?
  • Can you help us with these?
  • What extra cost will be involved?

Don’t be shy about asking relevant questions. If there is a firm you like the sound of over the phone, but want to be sure, call to see them – calling unannounced will give you a good idea of how approachable and friendly they really are!
