A smooth handover

For once, a nice, efficient, pub completion today: the Ewe & Lamb at Rolvenden Lane has changed hands; I acted for the sellers and Janet Cousins at Mowll & Mowll in Dover acted for the buyers. She is always efficient and, while still protecting her clients’ interests, co-operative – unlike many solicitors, who seem to think it is part of their job description to be argumentative (or just plain slow).

The transaction was not particularly fast – but only because the freeholder would not allow the buyers to complete until they attended their prescribed training course, which they did this week

Today was the target date for completion for some time and, though completion dates often slip for various reasons, this did not happen this time.

The buyers transferred their funds to their solicitor in good time; she sent the completion money to me first thing. This turned out to be a rare occasion when the lawyers managed to complete the legal aspects before the stocktaker had finished the stock valuation – though it is true to say there was a lot of stock

So, instead of spending the whole day waiting for completion to take place, it was all done and dusted by midday. As a result, the buyers took over in good time for the lunchtime trade and the sellers can relax and have a celebratory drink this afternoon
